    The residents of our apartment communities depend on the services our maintenance team provides.  The Maintenance Manager is a combination of hands-on maintenance, customer service and supervision.  Your building or property maintenance background gives you the skills to handle any maintenance task, but you will also develop and lead your team to become technical experts. We currently have an opportunity for a Maintenance Manager at Morningside Heights a 1050-unit apartment community located in Owings Mills, Maryland.

    Responsibilities

    As a Maintenance Manager, you will:

    • Oversee, delegate, perform and inspect all routine and preventative maintenance in order to maintain the physical integrity of the community at all times.
    • Supervise maintenance personnel, and handle budget planning as it relates to the overall maintenance of the property.
    • Institute and manage systems for resident service requests, grounds maintenance, snowplowing and cleaning.
    • Handle budgeting, inventory, supply and safety management.
    • Oversee purchasing and vendor relations.
    • Monitor the physical condition of the community and immediately correct any unsafe conditions (i.e., broken gates around pool, broken steps, open holes, broken/burned out exterior lights).
    • Conduct all business in accordance with the company policies and procedures, state, and federal laws.
    • Demonstrated commitment to working safely and taking effective action to ensure that the work environment is safe for co-workers, residents and guests.

    Staff Management

    • Hire, train, motivate, coach, develop, supervise, discipline, and terminate staff in order to achieve the operational goals of the property and within company policies/guidelines. 
    • Schedule staff for on-call duties to provide a 24 hour emergency maintenance service as outlined by company policy/procedure and/or specific needs of the community. 

    Budget/Cost Control

    • Handle budgeting, inventory, and supply management.
    • Maintain adequate inventory of spare parts and maintenance materials to handle common repairs and situations.
    • Report all major repairs and requisitions to Property Manager prior to any expenditure of funds.
    • Monitor and maintain effective internal control over purchasing and other operational activities in compliance with best practice policy and guidelines.

    Purchasing/Vendor Relations

    • Research, recommend, and hire maintenance contractors and vendors if necessary, and oversee their work.
    • Review contracts for continuously used vendor/contractors (i.e., painters, landscapers, etc.) to make sure amounts billed continue to match contract pricing.
    • Prepare new contracts for signatures as needed.

    Qualifications

    • At least 5 years’ experience managing and leading others, with a successful track record within residential property management
    • At least 5 years’ experience in building maintenance, including HVAC, plumbing and electrical
    • HVAC certification strongly preferred
    • Must be able to perform plumbing, electrical and HVAC repairs, as well as carpentry and locksmithing, painting, dry-wall repair, and snow removal
    • Proven knowledge of building codes, laws and regulations
    • Must be available to handle on-call emergency services on an as-needed basis
    • Must have personal, reliable transportation to get to work in order to respond to on-call emergencies
